The refurbishment and conversion of the James O'Neill Building (Old Mill) and associated site works to provide a new public library at Church Square, Kinsale, Co.Cork. The existing building is a late 19th century, 8 bay, 3 storey, free standing, rubblestone warehouse strucuture measuring approximately 8m wide by 33m long. There are no intermediate floors in the existing building. The majority of window opes are blocked up. The roof is a series of 20th century lightweight timber trusses fixed to a contemporaneous concrete ringbeam. The building is in seasonal use as an exhibition space. The building is a protected structure. The area of the site is 265sqm. The proposed works involve the removal of the existing roof, floor slab and northern gable, stabilisation of the remaining perimeter walls, the insertion of a new glulam timber structure to provide accomodation over two partial upper levels and ground floor, reconstruction of a new northern gable and a new extension to the western side to house a lift, stair and service core. The gross floor area of the proposed works equates to c. 633sqm over 3 levels. The renovated building is intended for use as a public library. The expected functional life of the new facility is 50years. Reserved Specialist Works; Design, fabrication and installation of a array of approximately 23 individual Glulam frames / beams at approximately 1410mm ctrs to span approximately 6.6m / the internal width of the existing structure. Design, fabrication and installation of CLT panels measuring approximately 6.5m x 1.2m x 0.1m to span between glulam frames. This new engineered timber structure is to be so designed to be suspended from the existing masonry structure without the need for ground level excavations / new foundations.
