Description

Coastline Housing Ltd is seeking Expressions of Interest (EOIs) from suitably qualified and experienced lift maintenance contractors to deliver maintenance and associated services for lift and lifting equipment across its housing portfolio. To provide planned preventative maintenance, statutory servicing, emergency breakdown response, repairs, and associated lift maintenance services for Coastline Housing's lift and lifting equipment portfolio, including: • Planned preventative maintenance (PPM) and statutory servicing. • Emergency breakdown response and call-out services. • Responsive repairs and replacement of components. • Provision of LOLER inspections where applicable or liaison with inspection bodies. • Management of lift entrapment incidents. • Supply of technical advice relating to lifecycle replacement planning and asset condition. • Asset condition surveys. • Lifecycle forecasting and replacement planning. • Major component replacement recommendations. • Lift modernisation proposals • Full lift replacement and refurbishment solutions where required. • Suppliers are invited to provide details of their experience delivering maintenance, modernisation and replacement programmes within residential housing portfolios. • Energy efficiency improvement opportunities. • Electronic reporting, certification and asset performance monitoring. • Maintaining safe, reliable and compliant operation of lift and lifting equipment across the housing portfolio. The contract is intended to ensure the continued safe operation, reliability and statutory compliance of lift assets that provide essential access for residents, staff and visitors. The portfolio currently comprises approximately: • 19 Passenger Lifts • 1 Wheelchair Lift • 1 Powered Mobility Lift • 2 Through Floor Lifts • 2 Bath Hoists • 1 Training Hoist • 2 Fall Arrest Systems • Further asset information will be made available during the tender stage, including: Manufacturer and model details. Asset age and installation dates. Lift type (traction, hydraulic, machine room less (MRL), platform lifts, etc.). Service and breakdown history. Current maintenance arrangements. Asset condition information where available. Suppliers are invited to identify any additional asset information they would require to support accurate tender submissions and effective contract mobilisation. The successful contractor will be expected to undertake planned preventative maintenance, statutory servicing, emergency breakdown response, repairs, condition reporting and associated compliance activities throughout the contract term. The contractor will be required to work collaboratively with Coastline Housing to minimise downtime, improve equipment reliability and deliver a high standard of customer service.
