Description

Frogner District has decided to enter into a contract with Frogner Sokn for renting premises in Zahlkasserer Schafts plass 3 in Oslo, cadastral no. 212, title no. 969 in Oslo Municipality, municipality number 0301. The contract that was signed is exempt from the public procurement regulations as a starting point. There is a need to make some small changes to the requirements specification. Frogner District ran Frogner Senior Centre in these premises after a business transfer in 2021. When signing the contract, decisive weight was put on continuity of the service, location, and user contribution. Lot 1: The rental object consists of the entire building. The rental object includes 2 parking spaces. Rent period: 8 years, with an option for an extension. The following changes were agreed: The outer walls of the Swiss villa's climate shell are to be renovated. Windows, doors, gates The outside door at the main entrance is to be replaced to a door with the specifications given in the requirements specification. Other doors and windows are to be renovated. Internal walls. The measures for internal walls given in the requirements specification are for the cafe and classrooms. Windows, doors, and folding walls Doors for HCWC are to be changed in order to fulfil the rules. Covers. Floor coverings in the cafe and classrooms on the 2nd floor are to be replaced. Permanent fixtures Kitchen fittings are to be changed/adapted in accordance with the drawing from Metos. Fire extinguishing. A technical fire condition report is being prepared. Any identified deviations will be immediately corrected. Air treatment system The channel installations with supply air and extraction valves will be inspected. Any necessary adaptations for the ventilation installations and accompanying components will be carried out. Electricity The electrical installations will be inspected and adaptations will be made if required. Lights Defect lighting equipment will be replaced. Emergency lighting The emergency lighting will be function tested. Emergency lighting will also be subject to an assessment in the technical fire condition report. Systemer for entrance telephones. A system for entrance telephones is to be established in accordance with the requirements specification from the District. Access control, burglary, and assault alarms A new outside door is to be equipped with a lock system in accordance with the requirements specification from the District. Lifts. Documentation of lift inspections is to be presented. Adaptation of lifts to meet the current uu requirements must be made.
