1.1 Perth & Kinross Council (the ‘Employer’) is seeking to appoint suitably qualified and experienced contractors to undertake Planned Preventative Maintenance to non-domestic properties in the Perth and Kinross Council area. A key requirement is to ensure that all operational Council properties comply with statutory and regulatory legislation as well as Perth and Kinross Council's corporate policy standards. The contractors will perform a planned preventative maintenance inspection which will assess the condition of the equipment, carry out any remedial work resulting from that inspection, respond to the breakdown of equipment and rectify the situation, carry out minor modifications to existing equipment, and advise the Employer on any improvements which may benefit the Employer. Lot 1 Electrical/Security — to include Automatic Doors, Cabinet/ Fan Convection Heaters. CCTVs, Door Access, Electric Car Charging Points, Electrical Testing & Inspection, Emergency Lighting, Fire Alarms, Fixed & Portable Fire Fighting Equipment, Fire Stopping, Fire Suppression System, Gas Detection Equipment, Induction Loops, Intruder Alarm/Staff Call, Lifts (Goods & Passenger), Lightning & Cathodic Protection, Nurse Call, PAT & Fixed Appliance Testing, Patient lifting and handling apparatus, Sports pitch floodlighting, storage heaters, VESDA, Window Blinds. A key requirement is to ensure that all operational Council properties comply with statutory and regulatory legislation as well as Perth and Kinross Council's corporate policy standards. The contractors will perform a planned preventative maintenance inspection which will assess the condition of the equipment, carry out any remedial work resulting from that inspection, respond to the breakdown of equipment and rectify the situation, carry out minor modifications to existing equipment, and advise the Employer on any improvements which may benefit the Employer. Lot 2 HVAC — to include Air Conditioning, AHU's, Biomass Boiler Maintenance, Boiler Servicing & Maintenance, Boilers — Pressurisation Units/ Booster Sets, BEMS, Canopy Fans/ Extractor Fans, De- humidifiers, Ductwork — Cleaning/servicing, Dust extraction units, Fire Fighting Equipment — dry risers systems, Fuel Tanks, Fume Cupboards, Gas Tightness Testing, Generator Servicing, Grease Trap Dosing Systems, Grease Traps, Humidifiers, Kitchen Equipment Maintenance, Local Exhaust Ventilation Systems, Mains Pressure Relief Systems, Plate Heat Exchangers, Pressure Relief Systems, Sprinkler Systems, Sunpipes, Swimming Pool Plant, Trane Chiller, Urinal/ Water Saving Controllers, Water Coolers, Windcatchers, Zip Taps. The contractors will perform a planned preventative maintenance inspection which will assess the condition of the equipment, carry out any remedial work resulting from that inspection, respond to the breakdown of equipment and rectify the situation, carry out minor modifications to existing equipment, and advise the Employer on any improvements which may benefit the Employer. Lot 3 Water Management — Legionella & Water Hygiene. A key requirement is to ensure that all operational Council properties comply with statutory and regulatory legislation as well as Perth and Kinross Council's corporate policy standards. The contractors will perform a planned preventative maintenance inspection which will assess the condition of the equipment, carry out any remedial work resulting from that inspection, respond to the breakdown of equipment and rectify the situation, carry out minor modifications to existing equipment, and advise the Employer on any improvements which may benefit the Employer. Lot 4 Laundry — to include duct cleaning and equipment maintenance. A key requirement is to ensure that all operational Council properties comply with statutory and regulatory legislation as well as Perth and Kinross Council's corporate policy standards. The contractors will perform a planned preventative maintenance inspection which will assess the condition of the equipment, carry out any remedial work resulting from that inspection, respond to the breakdown of equipment and rectify the situation, carry out minor modifications to existing equipment, and advise the Employer on any improvements which may benefit the Employer. Lot 5 Renewables — to include CHP Plant Servicing, Ground Source Heat Pumps, Solar Thermal Panels, Rainwater Harvesting, Air Source Heat Pumps, Photo Voltaic. 1.2 A key requirement is to ensure that all operational Council properties comply with statutory and regulatory legislation as well as Perth and Kinross Council's corporate policy standards.
