Existing property overview. 12 Grove Place comprises an existing 3-storey, mid-terrace dwelling, which we believe was originally constructed during the early-1900's. Internal accommodation presently comprises 5nr single-bedrooms — each with individual wash-hand basins — as well as a communal lounge, kitchen, shower room, WC and utility room. An enclosed, private yard area is provided at the rear of the property, which contains the dwelling's oil-fired boiler and storage tank. The dwelling comprises traditional construction methods throughout. External walls are of solid, ‘random rubble’ 500 mm thick construction to the ‘main’ house, cavity wall blockwork construction to the single-storey extension housing the kitchen and utility room. External elevations are finished in a mixture of rough-cast and smooth render, with bands around window openings.
