MMIC BMS and EMS Annual Maintenance and Validation

This specification covers the required works to provide annual maintenance on the CPI MMIC Building Management System (BMS) and Environmental Monitoring System (EMS) as well as revalidation of the EMS system on an annual basis to keep us compliant with GMP requirements. The system will need to be kept fully up to date and with the most recent software revision. The BMS and EMS system currently runs on Siemens Desigo CC and the facility is on the course to being a fully GMP compliant facility. There are currently ten BMS panels on the site with several sensors and control points that feed into these panels from various cleanroom and plant equipment. Our EMS and BMS systems both use the same sensors for control and monitoring but operate slightly differently. Our EMS system is fully audit trailed and validated yearly to keep this in line with GMP requirements. The EMS monitors all data coming from our clean rooms which monitors the temperature, humidity, airflow, and differential pressure across all four cleanrooms, service corridors and auxiliary areas. On site we currently have the below equipment and system checks required to be covered under the service agreement4 cleanrooms all fitted with 2 control panels, 4 differential pressure probes along with a temperature and humidity sensor. Each it will need to be fully calibrated annually along with all calibration reports provided.We currently have 11 air handlers in total, 5 of these feed into our cleanroom areas while the other 6 units feed into control offices and event areas. All units have 2 fan speed controllers, 7 pressure transmitters, 1 fresh air temperature sensor, 3 temperature humidity sensors and 2 velocity meters. All of which require to be calibrated annually along with calibration reports. Differential pressure switches that will need to be inspected to ensure the electrical operation of the circuit is running as it should. As well as this, the switch setting must be checked, and you must ensure that it responds to changes in pressure. Air and water flow switches that will need to be inspected to ensure the electrical operation of the circuit is running as it should. The switch setting must be checked to ensure that it responds to change in flow. Actuators/Valves/Dampers/Water Meters- Check the operation of actuators across their full stroke and ensure correct positioning over the analogue output range. Ensure actuator limit switches operate correctly along with Check power fail action operates correctly by simulating mains failure. Check valves for leaks and repair where applicable and ensure minimum let-by in the closed position. Check that the valve and damper linkage are fitted securely. Check that damper blades and linkage operates operate correctly throughout their range, without undue stiffness. Advise relevant Building Services Engineer of any mechanical problems. Control Checks - Check the stability of all plant visually along with System Operation Checks. Authorisation will be sought from a member of the CPI operational Engineering team prior to isolating any plant, and care will be taken that any checks do not unduly affect environmental conditions. The system will be set to its ‘off’ condition (where possible) and check correct response of all controlled equipment. Along with Simulation first stage, second stage, and internal frost conditions and check for correct response of plant. Once this is completed the system is set back to auto and check for correct start up sequence and Check operation of auto changeover on all duty/standby systems ie fans, pumps, boilers and chillers. Control Panel Maintenance - we currently have 11 control panels on site which will need checked to ensure that all electrical connections are rigorously secured. Inspect Panel wiring and in particular, the terminations, for any sign of overheating or deterioration. Test all emergency stops and warning lamps to ensure they operate as they should. Examine all panel earth connections, particularly the main earth and the bonding between panel doors and the main frame.
