Description

The London Borough of Lambeth is seeking suppliers to undertake general repairs and maintenance works to its 33,839 council-owned homes, including mechanical and engineering works, and works to void properties. The contract will be divided into service and geographical lots and individual contract values are set out below. Each contract will be for 6 years with two possible extensions of 4 years each. Lot 1: Lot 1 - Responsive Repairs & Voids -North This contract is for the repairs and maintenance of approximately half of the council’s total housing stock of approximately 33,839 council-owned homes, communal areas, estates and other buildings in a geographical half of the borough. The scope of the works to be undertaken in this contract includes but is not restricted to: Key activities: i) works in response to repair and maintenance requirements reported by residents or the client to approximately16,842 council-owned homes; ii) works to general needs and sheltered empty homes (voids) to meet the council's lettable standard, currently approximately 250 voids per annum; Supplementary activities: i) decommissioning works to decant properties; ii) compliance checks on mutual exchange properties; iii) works in response to the client's obligation to leaseholders; iv) repairs and void works to hostels and supported accommodation; v) repairs and void works to commercial properties; vi) repairs works to homes, properties and community halls managed by Tenants and Residents Associations(TRAs) and Tenant Management Organisations (TMOs); vii) repairs and other works to garages and sheds and other ancillary structures; Lot 2: Lot 2 - Responsive Repairs & Voids - South This contract is for the repairs and maintenance of approximately half of the council’s total housing stock of approximately 33,839 council-owned homes, communal areas, estates and other buildings in a geographical half of the borough. The scope of the works to be undertaken in this contract includes but is not restricted to: Key activities: i) works in response to repair and maintenance requirements reported by residents or the client to approximately16,997 council-owned homes; ii) works to general needs and sheltered empty homes (voids) to meet the council's lettable standard, currently approximately 250 voids per annum; Supplementary activities: i) decommissioning works to decant properties; ii) compliance checks on mutual exchange properties; iii) works in response to the client's obligation to leaseholders; iv) repairs and void works to hostels and supported accommodation; v) repairs and void works to commercial properties; vi) repairs works to homes, properties and community halls managed by Tenants and Residents Associations(TRAs) and Tenant Management Organisations (TMOs); vii) repairs and other works to garages and sheds and other ancillary structures; Lot 3: Lot 3 - Communal Gas and Water Systems - North The council is seeking to appoint a service provider to undertake servicing, safety checks, repairs andmaintenance to communal gas and water systems in approximately half of the council's total housing stock of approximately 33,839 council-owned homes, communal areas, estates and other buildings, in a geographicalhalf of the borough. The scope of the works to be undertaken in this Contract includes but is not restricted to an area-based share of: Key activities: i) servicing and repairs to 178 communal boiler systems ii) repairs to all systems fed from communal boiler plant iii) bi-annual inspection of 880 communal water tanks iv) acting as an ESP for approximately 9 bulk gas networks v) fire suppression and FFE installations vi) servicing and repairs to 44 communal extract systems Lot 4: Lot 5 - Domestic Gas - North The council is seeking to appoint a service provider to undertake servicing, safety checks, repairs and maintenance to domestic gas systems in approximately half of the council’s total housing stock of approximately 33,839 council-owned homes, communal areas, estates and other buildings, in a geographical half of the borough. The scope of the works to be undertaken in this contract includes but is not restricted to: Key activities: i) annual servicing and repairs to approx. 8,700 tenanted homes per area ii) offering leaseholders the option of having their systems serviced iii) annual testing of approx.1,200 gas carcasses per area iv) replacement of approximately 10% of boilers each year v) reporting back on safeguarding issues noted during visits Lot 5: Lot 6: Domestic Gas - South The council is seeking to appoint a service provider to undertake servicing, safety checks, repairs and maintenance to domestic gas systems in approximately half of the council’s total housing stock of approximately 33,839 council-owned homes, communal areas, estates and other buildings, in a geographical half of the borough. The scope of the works to be undertaken in this contract includes but is not restricted to: Key activities: i) annual servicing and repairs to approx. 8,700 tenanted homes per area ii) offering leaseholders the option of having their systems serviced iii) annual testing of approx.1,200 gas carcasses per area iv) replacement of approximately 10% of boilers each year v) reporting back on safeguarding issues noted during visits Lot 6: Lot 7: Electrical - North The council is seeking to appoint an electrical contractor to undertake works to its housing stock, including domestic properties and specialist systems in approximately half of the council’s total housing stock of approximately 33,839 council-owned homes, communal areas, and other buildings, in a geographical half of the borough. The scope of the works to be undertaken in this contract includes but is not restricted to: Key activities: i) electrical testing of approx. 1,400 communal installations per area ii) electrical testing of approx. 12,000 domestic installations per area iii) servicing and repairs to 640 door entry systems per area iv) servicing and repairs to 88 lightning conductor systems per area v) servicing and repairs to IRS systems vi) repairs to TV aerial systems vii) servicing and repairs to fire alarms viii) servicing, repairs and testing of emergency lighting systems Lot 7: Lot 8: Electrical - South The council is seeking to appoint an electrical contractor to undertake works to its housing stock, including domestic properties and specialist systems in approximately half of the council’s total housing stock of approximately 33,839 council-owned homes, communal areas, and other buildings, in a geographical half of the borough.
