Welwyn Hatfield Borough Council is procuring a ten year contract for the provision of responsive repairs, voids and planned works to the Councils c9500 homes based on a Price per Property and Price per Void model, with target price and Schedule of Rates for planned work, through a Competitive Dialogue Procedure. Lot 1: The contract will entail three major strands of work:Responsive Repairs"Day to Day Responsive Repairs" shall mean repairs and routine maintenance work, including Out of Hours Emergency works.Voids"Void Refurbishment Works" shall mean repairs, renewals, reinstatement, replacement, component replacement, internal redecoration, cleaning, clearing out, capping off and re-instatement of service, undertaking of gas safety checks (where requested) and electrical checks/testing ordered in accordance with the provisions of the contract arising as a result of a change of tenancy in order to enable the property to be re-let as soon as is practicably possible.Planned WorkPlanned maintenance refers to any maintenance activity that is planned, documented, and scheduled and there are two main types. The first is Planned Preventive Maintenance (PPM), which is scheduled maintenance aimed at repairing assets before they fail. The second is planned and Unscheduled Maintenance, which is based on having a strategy in place to repair or replace an asset as quickly as possible when it fails.
