APX 035 - Works in Relation to Servicing of Thermostatic Mixing Valves

Description

The main contract works comprise the inspection, servicing, testing, and certification of thermostatic mixing valves (TMVs) installed to bath and/or shower outlets within bathrooms across 902 properties throughout Northern Ireland. The works shall be carried out by a suitably qualified mechanical contractor and shall include all labour, materials, consumables, testing equipment, access arrangements, and administrative support necessary to complete the servicing programme. The servicing works shall include inspection of each TMV, cleaning of strainers and filters, verification of maximum outlet temperature, fail-safe testing, recalibration where required, and confirmation that the valve is operating in accordance with relevant guidance and manufacturer’s recommendations. Where a TMV is found to be defective, non-compliant, beyond adjustment or obsolete, the Contractor shall remove and replace the TMV during the same visit were reasonably practicable. All works shall be undertaken to provide a complete, compliant, and fully documented servicing record for each property. The properties included within the scope of works are detailed in Appendix E, Schedule 4 (Address List). It is anticipated that the servicing programme will run for a period of approximately 10 months, based on an average productivity rate of five TMV service checks per day, undertaken by one team comprising two engineers. The proposed programme assumes a five-day working week, with weekends and public holidays excluded. On this basis, works are scheduled to commence on 1st June 2026, with an anticipated completion date of 31st March 2027. The full works information can be found in Appendix E.
