The works generally comprise of the redevelopment of the site to provide 236 new build dwellings across two phases for both affordable rent and private sale, a community centre, four retail units, a bar/restaurant/kitchen and a health and beauty room along with amenity space, hard and soft landscaping, external fixed furniture and features and the improvement of existing services and access roads. The development is designed for general needs with the exception of Block A2 which has been designed for older persons. This procurement is an open process. Suppliers wishing to take part in this project are invited to ‘express interest’ which will give access to the full procurement documents in the eTendering system. Any questions relating to this tender must be made via correspondence on the website, in accordance with the procurement documents. Please allow sufficient time to make your return as late returns will not be permitted by the system. The Council is looking for a contractor that will work with the council to deliver homes that are: (a) built to a good technical specification, delivering a high quality homes; (b) delivered on time, helping the council meet its future demand for housing; (c) delivered on budget, offering excellent value for money. The project details for this new build scheme are as follows: • name: Kenilworth Close and Malvern Close • address: Kenilworth Close, Stevenage, SG2 8TB and Malvern Close, SG2 8UH • No of units: 236 • proposed tenures: Independent Living Scheme, Social Rent, Affordable Rent, Private Sale • delivery: Scheme to be delivered in two phases with Phase 1 being for 176 residential units and 4 retail units, phase two is for a further 60 residential units and community building • type of delivery: provision of construction services on affordable tenures and profit share on private sale units. This includes the development partner: (a) funding the profit share part of the scheme to match the initial investment made by the council which includes the residual land value. The profit share element of the scheme consist of: (i) 23 private sale units in the Independent Living Block (Phase 1), (ii) 10 private sale units in block A1 (Phase 1), (iii) 7 private sale units in Malvern Close (Phase 1), (iv) 51 private sale units in block A3 (Phase 2), (v) 9 private sale houses (Phase 2); (b) providing sales and marketing services for the private sale units.
