Description
This project and works are for the fire remediation of the school building to comply with the Fire Services Act, 1981 and 2003 Amendment, Technical Guidance Document B and Code Guidance BB 100. The school is required to be subdivided into fire compartments so that each compartment has a maximum floor area of 800m2. As part of these remediation works the school is being subdivided into three compartments in fire rated construction. The existing walls are of masonry construction and will provide the required 60 minute fire separation for these compartments. The corridors are also escape routes and are required to be in fire rated construction and the existing masonry walls will also achieve this. However the walls are required to be constructed up to the underside of the roof structure and where gaps exist must be fire stopped. To comply with this fire stopping works are required with an ablative fire batten and intumescent mastic. The school also requires new services throughout and where these services penetrate these walls also require fire stopping. The works and specifications identified in this Schedule of Works, and Layout Plans will achieve the required compartmentation. These works include fire stopping, fire rated construction and provision of new fire rated door sets throughout. Material alterations have been provided to the school in the form of stud partitions where some classrooms have been subdivided. As part of these works these material alterations are to be removed. The school was extended in circa 1970's and the roof was constructed in a flat roof structure with concrete beams and timber linings. These timber linings are of a flammable material and are to be removed and the existing areas made good and redecorated. Electrical - The Department of Education have identified that the existing Schools Life safety systems for the Fire Alarm Detection and Emergency Lighting is non-compliant with the latest Irish Standards and requires replacement. The existing Electrical Distribution Switchgear and Cabling have reached the end of their life cycle and are presenting many Life Safety Issues, the complete school requires a rewire and new electrical switchgear which will be in compliance with the latest Irish National Rules for Electrical Installations. The above requirement for a rewire will include replacement of all general lighting, General Power sockets and DADO trunking as per the layout drawings. The existing DATA Network, comms cabinets and Data Outlets for Projectors are to be maintained as far as possible, there will be a need to replace Data Cabling where alterations are required to containment for Data Cabling. Mechanical - The works consist of the removal and replacement of existing heating pipework, radiators, boilers and their accessories. The entire heating system shall be replaced with a more efficient and modern system. The new system shall be LPG gas fired. This would also apply to the ventilation systems in the toilets and kitchens. These would be extract ventilation. The ductwork and units would be replaced. Other works include the replacement of the 2 cold water storage tanks and the installation of a BMS system. The BMS System would incorporate the necessary controls on the heating system.it shall also include fault display settings. In addition to the above works, new electric water heaters shall be installed under sink as indicated in the drawings. These shall be 24 in number.
