APX 055 - Design and Build West Belfast

Description

Through this procurement, Apex is seeking to identify one or more Developer(s) for the provision of site(s) within the Development Area together with design and build of social housing on the site(s). Prospective Developers should note that acceptance will be linked to affordability and the availability of funding. For the purposes of this procurement, Developers must be able to demonstrate that they either: (a) own the proposed site and can provide Apex with clear and unencumbered title; or (b) have an exclusive arrangement with the Site Owner enabling the transfer of the site to Apex with clear and unencumbered title. Location of the site / sites The entirety of each proposed site must be located within the Development Area identified on the map at Section F of the PSQ. The existence of planning permission does not remove this requirement NIHE has confirmed (in general terms) the housing need as: • 10 percent 2P/1Bs; • 30 percent 3P/2Bs; • 20 percent 4P/2Bs; • 30 percent 5P/3Bs; • 10 percent 6P/4B; equating to 100 percent noting that 10 percent of the above must be delivered as Complex Needs Units.
