Modular building Rikshospitalet, roof C2-C6

Description

Oslo University Hospital Trust (OUS) would like to erect a modular building to lease office space on the roof or the C2-C6 building section on Rikshospitalet, on the constructed steel support system. Access to the modular building will be via the existing hospital with 3 stairwells and one new lift platform from the floor below. Constructing a foundation on the roof, extending the stairwells and lift platform are part of the contracting authority's services. See "G_Contracting Authority's Services". The modular building consists of one floor with a maximum usable area of approx. 2770 m2. See "C.3.4.2, 11 2 C0 5 02 utnyttelse.pdf". Lot 1: The contracting authority has set the following deadlines, which are subject to daily fines - partial takeover of C.3.6, 11 2 C2 5 59 Plan C2, site C.3.8, 11 2 C4 5 57 Plan C4 and - takeover of C.3.9, 11 2 C5 5 56 Plan C5 site C.3.11, 11 2 C6 5 62 Plan C6b, somewhat later. The contract documentation is structured in accordance with NS 3450:2014 (part II). See A.4 Document Overview for a complete overview. As general contract provisions, "B_1 Standard Lease for Office and Industrial Buildings_new_rehabilitated premises_5-ed._2016" applies, with the associated "B_2_1 Special contract provisions" and "B_2_2 Special contract provisions establishment and demobilisation". B_1 is a standard lease agreement prepared by the Norwegian Real Estate Brokers' Association/Forum for Business Brokers [Norges Eiendomsmeglerforbund/Forum for Næringsmeglere] in collaboration with the Landlords' Association [Huseiernes Landsforbund] and the Norwegian Real Estate Administration [Norsk Eiendom]. The lease period runs for 9 years from takeover with an option to extend the contract for a further 8 years in total.
