The Garrai Beag Social Housing Scheme Works are for the completion of approximately 80% of the total construction works to provide 58 no. social housing units and associated siteworks on a site in Ballybaan More on behalf of Galway City Council.. The development is for a total of 58 no. social housing units, consisting of 40 no. 2-storey houses and 18 no. apartment/duplex units located in 3-storey corner buildings. The development has a mix of 1-, 2-, 3- and 4-bedroom units and each has its own door access and individual private open space. Approximately 20% of the total construction works for the development was carried out by a previous contractor between June 2020 and June 2022. The works already carried out on the site include some partially complete structures and partially complete siteworks including drainage installations. Lot 1: The Garrai Beag Social Housing Scheme Works are for the completion of approximately 80% of the total construction works to provide 58 no. social housing units and associated siteworks on a site in Ballybaan More on behalf of Galway City Council. The site measures 1.97 hectares and is located in a residential area in the established suburb of Ballybaan in the east of Galway City. The site is defined by the Monivea Road and Old Ballybaan Road/Rocklands Avenue to the north and west and by Castle Park recreational lands to the south and east. The development is for a total of 58 no. social housing units, consisting of 40 no. 2-storey houses and 18 no. apartment/duplex units located in 3-storey corner buildings. The development has a mix of 1-, 2-, 3- and 4-bedroom units and each has its own door access and individual private open space. The construction is traditional masonry cavity walls with brick and render finish on raft slab foundations with a mix of pitched slate roofs and mono-pitched PVC membrane roofs. Approximately 20% of the total construction works for the development was carried out by a previous contractor between June 2020 and June 2022. The works already carried out on the site include some partially complete structures and partially complete siteworks including drainage installations. The Works include the completion of all structures for all 58 no. units including the construction of raft slabs; brickwork and blockwork masonry cavity walls; roofs, external terraces, rainwater systems, PV systems and external finishes and decoration. The Works include the supply and installation of all windows and external doors throughout and the construction of all internal works including all ground floor insulation and screed, all M&E works, all internal partitions, ceilings, doors, fire stopping, bathroom fittings and kitchen fit-out and all finishes and decoration throughout.
