Description
KODE needs to lease storage for art objects. After a long review phase, the specifications for such a building are ready. The museum has followed the market over time, and investigated many buildings. A suitable building has been found and KODE plans to enter into a contract for leasing and reconstruction. KODE plans to enter into a lease contract for external storage. After long time mapping of the market, the museum has found a suitable building of interest. A total of 16 buildings were evaluated over a period of 2 years. Only the relevant building meets the specific requirements for location, security and design. The storage will be used to store art and there is a consequent requirement for characteristics of the building: the size of the building must be about 3 000 m2 with a ceiling height of 4 metres. Maximum 2 stories. Concrete floor which can tolerate heavy objects. Minimum of 2 road gates with a height of 3,5 metres or more. If there are more floors, the building must have a goods lift with a minimum capacity of 1 500 kg and a 2,5 metre height. The walls must be made of concrete to minimise security costs. There is a need for a freezer room with a capacity of 30–40 m2. The building must be located approx. 10 minutes response time for police and the fire service and nearby Bergen Lufthavn [Bergen Airport]. The outdoor area of the building must be able to be separated from other traffic. It is an advantage to be able to expand on the same site. It cannot be a divided building with other owners. Need for approved changing rooms and toilet facilities, meeting room and simple kitchen. The premises must be dry and airy. The owner of the building must be prepared to carry out major investments on the building in order to adapt to the storage requirements, with compensation in the form of increased rent over the period of the contract. The building must be well suited to install climate regulated zones. KODE will need to be able to install different climate zones in order to regulate the temperature and humidity, etc. The building must have an outer facade that can function as part of the shell security, this simplifies the security work that must be done on such a building. There is a need for open internal areas that make it easy to programme (furnish) for museum operation. If the building has multiple stories, the floor must be able to load-bear a minimum of 600 kg per m2. The contract value includes a lease for 30 years + 10 years, as well as reconstruction costs in the form of a lease mark-up. The lessee must have the first option to by the building if it is to be sold. The contract will be signed in spring 2019.
