Description

Contracts have been awarded to subcontractors to meet the needs of the In-house Repairs Team. This is based on two strands, firstly, trades we require but have no internal resource and secondly, trades that supplement our internal resource. Trades that are resourced by subcontractors only include: -Drainage -asbestos -Flooring -Painting & Decorating -Roofing & Scaffolding Trades that we have current internal resource for include : -Fencing & Grounds Maintenance -Cleaning -Glazing -Joinery -Plastering Contracts have been awarded using Procurement for Housing's Dynamic Purchasing Systems for Compliance Services, Responsive & Voids and Capital Works. A mini-competition tender process was used to appoint contractors, based on each trade list above. A maximum of three sub-contractors per trade/geographical area have been appointed. The four geographical areas within the Dumfries and Galloway region are Annandale & Eskdale, Nithsdale, Stewartry and Wigtownshire Lot 1: Asbestos Contract Scope – Asbestos – This includes: -Testing of samples -Analyst services -Asbestos surveying -Removal and any other work associated work. Lot 2: Void Cleaning Contract Scope – Cleaning – This includes: -Void cleaning – 1 to 4 apartment properties. -Cleaning external windows and frames – 1 to 4 apartment properties and including patio doors. Lot 3: Drainage Contract scope – Drainage – includes: -Drain and manhole clearance -Disposal of waste materials -Disinfectant, dyes and the use of CCTV surveys to locate blockages. Lot 4: Fencing & Grounds Maintenance Contract scope – Fencing and Grounds Maintenance - Includes: -Fence removal -Erecting fence including the concreting of posts -Renewal/Replacement of gates including ironmongery fittings -Removal and disposal of garden shed and base -Empty and the removal of contents of a shed. Other associated works may be included. Lot 5: Flooring Contract scope – Flooring – Includes: -Flooring supply and fitting. -Flooring removal -Screeding -Flooring finishes -The application of sealants and door trims. Other associated works may also be required. Lot 6: Glazing Contract scope – Glazing – Includes: - Re-glazing of windows - Renew ironmongery items to windows - Inspection Other associated works may be required. Lot 7: Joinery Contract Scope – Joinery – Includes: -Door renewal and repair (including ironmongery items) -Window renewal and repair (including ironmongery items) -Skirting and flooring renewal and repair. -Stair, tread and handrail/banister renewal and repair. -Ceiling hatches and meter cupboards -Bin stores -Cladding -Kitchen units and worktops May also include other associated works. Lot 8: Painting & Decorating Contract Scope – Painting & decorating – Includes: -Stripping paper and hang lining paper to walls -Prepare and apply two coats of emulsion to walls and ceilings -Prepare and apply gloss paint to wooden surfaces -Inspection works Lot 9: Plastering Contract scope – Plastering – Includes: -Remove/Renew two coat plaster from walls. -Skim coat of plaster -Take down ceiling, fit plasterboard and re-skim. -Tiling -Inspection works May include other associated works. Lot 10: Roofing & Scaffolding Contract Scope - Roofing & Scaffolding – Includes: -Roofing inspection -Roofing repairs including felt and tile repairs. -Gutter repair and renewal -Chimney stack removal -Installation and removal of roof vents. -Renewal of roof boarding and sarking -Tied, tower and chimney scaffolding -Mobile hoist May include other associated works.
