As part of the London Borough of Camden’s Community Investment Programme , Camden Council is proposing to redevelop an area within Central Somers Town (around Edith Neville school -174 Ossulston Street, London, NW1 1DN). The area proposed for redevelopment has been subdivided into 3 plots of land where the following are to be delivered: -Site 1: EDITH NEVILLE SCHOOL & HOUSING DEVELOPMENT: New school provision on the site of the existing, to replace the existing Edith Neville primary school, and new housing development ( social affordable and private housing for sale) on adjacent land. -Site 2: RESIDENTIAL BUILDING ON PURCHESE STREET: New high rise housing development (top end private for sale) with non-residential at lower floor levels opposite Francis Crick Institute. -Site 3: COMMUNITY HUB: New community centre including nursery & play facility; residents hall and community gardens (to replace existing amenities) with potential for some non-residential spaces and/or residential above. The scheme will also deliver improvements to streets and open spaces. The project is at the initial stages and an initial feasibility study has been commissioned, establishing a strategic framework for the development. The scheme is required to be self-financing, with residential development funding the overall scheme (estimated overall project cost £19 Million). Camden is seeking to procure suitably experienced technical design consultants to prepare feasibility studies and develop designs through to planning stage (and in part beyond) for the three separate sites ( see LOTS 1-3) , as well as a Master-planer /Landscape Architect (LOT 4) to carry out the overall urban design/ public realm improvements for the area as a whole. The project will involve considerable consultation with local stakeholders, to start in summer of 2014 and construction works are to be carried out between spring of 2015 and Autumn 2017 Lot 7181: LOT 1. Construction Costs Oct 2013: £6.6 million for School & £11.85M for residential. RIBA Plan of Work 2013, Stages 1-4 and possible extension to stage 6 for school only. Landscape design .Structural Engineer . M&E Engineer .Sustainability consultant .Public Health; Fire & Acoustics. Construction Costs Oct 2013: £8 million.
