Barbican - Measured Building Surveys

The Barbican Estate was designed by architects Chamberlin, Powell and Bon and was constructed between 1965 and 1976 and consists of over 2000 flats in 21 Blocks, as well as the Barbican Centre, Guildhall School of Music and Drama, and City of London School for Girls. The predominant typologies of the Residential Estate are Tower blocks, terraced blocks and Crescent. The construction of the blocks is predominantly concrete with hardwood windows and flat roofs with barrel vaults. There is extensive car parking below many of the residential properties. The estate was listed in 2001. Currently there are no dwg. plans of the external and internal common parts of the Barbican Residential Estate. The Barbican Estates Office will be undertaking several projects, and statutory compliance works which will require measured building surveys of external spaces, including roofs, common parts of buildings including plant rooms, car parks and external elevations. The Girls School, Guildhall School of Music, Barbican Centre and St Giles Church will be excluded from surveys of internal spaces and elevations. It is intended to commission a chartered Land Surveyor to undertake surveys in line with the requirements set out in the RICS Professional Standard – Measured Surveys of Land, Buildings and Utilities The surveys will be used in secure information boxes for each block as well as for use in the specification of a variety of projects including new fire signage, external elevations repairs and podium waterproofing and external re-ordering works. Given the priorities of the forthcoming works it will be expected that the plans of the internal common parts, including car parks, will be produced first. It is expected that two hard copies of plans of each survey will be provided.
