Description

Linthouse HA Pre-1919 SHNZHF Windows and Doors - Lot 2 Lot 1: Linthouse Housing Association (LHA) is the main landowner in the Linthouse area of Glasgow, with over 1284 properties and factoring a further 413 properties. The majority of the properties are Pre-1919. Pre-1919 tenements face many different challenges including external fabric condition/repairs, difficulty to insulate/hard-to-treat and heat, mixed ownership, and oversized fenestration. Some of these lie within a conservation area, adding further challenges. Fenestration accounts for over 50% of the external façades and the heat losses due to the poor performance of these windows is the major contributor to the high energy costs incurred by the occupants. The current existing windows are drafty, have very poor energy efficiency performance and are not fit for purpose. As such, LHA proposes to replace windows, and flat entrance doors including fanlights above doors to several properties and upgrade them to a double/triple glazing specification. The HA is focused on a fabric-first approach and as such the upgrade of the windows and doors is a top priority to reduce fuel bills and fuel poverty. The proposed measures for Lot 2 are as follows: - Windows replacement to double/triple glazing spec and associated works to 383 properties. - Flats entrances doors including fanlights above to be replaced to external door spec including double glazing at the fan-lights and associated works to 699 properties. The fabric first measures outlined above will greatly improve the energy efficiency of the building by reducing heat losses, reducing the fuel bills and helping alleviate fuel poverty. It will also reduce CO2 emissions and help prepare the building fabric towards achieving Zero Carbon properties. It will also bring the HA closer to achieving the Social Housing Net Zero Standard (SHNZS). The project will greatly support the health and wellbeing of the occupants and will provide homes that are fit for purpose and will alleviate cost increase pressures which can lead to mental health issues. It will also help decrease pressures on external services such as the NHS and the HSCP. It will also help alleviate pressures on the increasing numbers of homeless people across the city by providing homes that are more affordable to run.
