The repairs and maintenance works and services required will fall under multiple Lots with the Dynamic Purchasing System. Lot 1: Civils and Drainage Services Civils and Drainage Services refers to the delivery of planned, reactive, and project‑based civil engineering works that support the safe, compliant, and resilient operation of domestic properties and commercial buildings. The service encompasses the design, installation, maintenance, repair, and renewal of structural and below‑ground systems essential for asset integrity, environmental protection, and effective water management. Lot 2: Heating Services Heating Services encompass the installation, maintenance, repair, testing, and upgrading of both domestic and commercial heating and hot water systems to ensure safe, efficient, and compliant operation of building services. The service covers all heating appliances, distribution networks, and associated controls, delivered in accordance with statutory regulations, industry standards, and manufacturer specifications. Lot 3: Electrical Services Electrical Services refers to the installation, inspection, testing, maintenance, repair, and upgrading of electrical systems and equipment within both domestic properties and commercial buildings. The service ensures that all electrical infrastructure operates safely, efficiently, and in full compliance with statutory requirements, Scottish technical standards, and client specifications. Works are delivered by competent, accredited electricians and engineers, with robust quality assurance and certification processes. Lot 4: Windows and Doors Windows and Doors Services refers to the supply, installation, maintenance, repair, replacement, and compliance testing of window and door systems within domestic properties and commercial buildings. Lot 5: Construction Works – Multi-trades (All Trades) Construction Multi‑trade Services refers to the coordinated delivery of a wide range of building, fabric, mechanical, electrical, and specialist trades required to maintain, repair, refurbish, adapt, and enhance domestic properties and commercial buildings. The service ensures that buildings remain safe, compliant, functional, and fit for purpose through planned, reactive, and project‑based works delivered by competent, accredited operatives across multiple disciplines. Lot 6: Roofing, Render and Associated Works Roofing, Render, and External Wall Insulation (EWI) Services refers to the inspection, installation, repair, renewal, and maintenance of roofing systems, external render, cladding, and insulation solutions for domestic properties and commercial buildings. The service ensures that building envelopes remain safe, weather tight, energy efficient, and fully compliant with Scottish Building Standards, industry regulations, and client specifications. Works are delivered by competent, accredited operatives with robust quality assurance, certification, and customer care processes. Lot 7: Plastering and Painting Services Plastering, Painting and Associated Works refers to the preparation, repair, finishing, and decorative treatment of internal and external building surfaces to ensure they are safe, durable, aesthetically appropriate, and compliant with Scottish Building Standards and client specifications. Services cover planned, reactive, and project‑based works delivered by competent, accredited operatives with robust quality assurance and customer‑care processes. Lot 8: Blacksmith Services Blacksmith Services refers to the fabrication, installation, repair, maintenance, and refurbishment of metalwork components and structural elements within domestic properties and commercial buildings. The service covers both on‑site and workshop‑based activities, ensuring that all metalwork installations are safe, durable, compliant, and fit for purpose. Works are delivered by competent, accredited operatives with robust quality assurance, welding certification, and adherence to statutory and client requirements. Lot 9: Fire, Flood, and Insurance Works Fire, Flood and Insurance Related Works refers to the assessment, mitigation, repair, reinstatement, and restoration of domestic properties and commercial buildings affected by fire, smoke, water, flood, storm, impact, or other insured events. The service ensures that the properties are made safe, stabilised, and returned to pre‑incident condition (or better) through compliant, high‑quality, multi‑trade works delivered by competent, accredited operatives. Activities are undertaken in accordance with Scottish Building Standards, insurer protocols, loss‑adjuster requirements, and client specifications. Lot 10: Damp Remedial Works This Lot covers the provision of specialist damp investigation, diagnosis, and remedial works across a range of property types, including domestic housing and commercial buildings. Contractors appointed to this Lot will be responsible for delivering end‑to‑end damp management services, ensuring compliance with Scottish building standards, statutory requirements, and sector‑specific guidance relating to damp, mould, condensation, and indoor environmental quality. Lot 12: Fencing Fencing Works refers to the supply, installation, repair, maintenance, and replacement of boundary, security, and access control fencing systems across domestic and commercial buildings. The service ensures that all fencing installations are safe, durable, fit for purpose, and compliant with Scottish Building Standards, relevant British Standards, and client specifications. Works are delivered by competent, accredited operatives with robust quality assurance, evidence capture, and customer‑care processes. Lot 13: Cleaning Services Cleaning Services refers to the planned, reactive, routine, and specialist cleaning of internal and external areas within domestic and commercial buildings. The service ensures that environments are safe, hygienic, presentable, and compliant with statutory requirements, industry standards, and client specifications. Works are delivered by competent, trained operatives using approved materials, equipment, and methods, supported by robust quality assurance, health and safety controls, and customer care processes.
