The Contractors (Contract Services) Framework is to include a repair and maintenance function, minor construction works, works relating to offices and private/public building and housing as well as essential adaptations where necessary to give disabled people better freedom of movement into and around their homes and to give access to essential facilities within the home. Lot 1: Damp and Mould Survey and Inspection Ongo Homes (OH) has a requirement to undertake damp and mould INVESTIGATION works to properties within its ownership and management. Generally, the works involve: •Carry out survey of property and provide OH with report and recommendations, instructions for rectification process Lot 2: Joinery Ongo Homes (OH) has a requirement to undertake joinery repairs and installations to domestic and small to medium sized commercial properties. Generally the works involve: •Replacement and repair of all joinery items to domestic properties (internal and external); •Replacement and repair of all joinery items to small to medium sized commercial properties (internal and external). Lot 3: Damp, Mould and Ventilation Works Ongo Homes (OH) has a requirement to undertake damp RECTIFICATION works to properties within its ownership and management. Generally, the works involve: •Replacement damp proof cause as required; •Complete remedial work as required after completion of any damp work. •Carry out survey of property and provide OH with report any recommendations and prices Lot 4: Carpets and Floor Coverings Ongo Homes (OH) has a requirement to undertake repair and replacement of floor coverings to domestic and small to medium sized commercial properties. Generally, the works involve: •Replacement and repair of non-slip wet room flooring; •Replacement and repair of kitchen and bathroom floor coverings; •Repair and replacement of flooring to communal areas, including stair nosing’s; •Replacement and repairs to carpets and carpet tiles; •On site welded repairs to floor coverings. Lot 5: TV and Aerial Repair and Maintenance Work Ongo Homes (OH) has a requirement to undertake TV & Aerial Repair & Maintenance Works to domestic and small to medium sized commercial properties. Generally, the works involve: •Management, maintenance and upgrading all inventory of Television reception system; •Upgrade of systems to accept digital signals; •Respond to breakdowns of existing systems; •Testing of all new / replacement equipment. Lot 6: Painting and Decorating : Ongo Homes (OH) has a requirement to undertake redecoration to domestic and small to medium sized commercial properties. Generally, the works involve: •External painting to woodwork, walls; •Staining of external woodwork (fences and gates etc); •Specialist paint to communal areas; •Internal redecoration, paint, wallpaper and other decorative coatings; •Treatment of mould stained areas; •Stain blocking to fire/water damaged surfaces. Lot 7: Masonry (Brickworks) Ongo Homes (OH) has a requirement to undertake repairs and construction of brickwork and masonry to domestic and small to medium sized commercial properties. Generally, the work involves: •Repairs and construction of all types of brickwork, blockwork and masonry, internal and external as required; •External re-pointing; •Minor demolition works; •Chimney stacks and pots repairs and certification for solid fuel flues that have had repairs. Lot 8: Plastering and External Rendering Ongo Homes (OH) has a requirement to undertake Plastering and external rendering work to domestic and small to medium sized commercial properties. Generally, the works involve: •Internal plastering to walls and ceilings as requested (including plasterboard and thermo board); •External rendering, including external finishes to match existing; •Internal ceramic tiling to match existing; •Mould treatment including all making good. Lot 9: Electricals Ongo Homes (OH) has a requirement to undertake maintenance works to properties within its ownership and management. Generally, the works involve: •Fault finding and repairs to consumer units and general electric’s to properties; •Carry out electrical upgrades and rewires and electrical tests to current standards. Lot 10: Windows, Doors and Glazing Ongo Homes (OH) has a requirement to undertake maintenance works to properties within its ownership and management. Generally, the works involve: •Permanent glazing repairs; •Temporary Boarding (UPVC Doors and windows); •Repairs to Wooden Window sills . Lot 11: Flat Roof and Balcony Renewals The Contractors (Contract Services) Framework is to include a repair and maintenance function, minor construction works, works relating to offices and private/public building and housing as well as essential adaptations where necessary to give disabled people better freedom of movement into and around their homes and to give access to essential facilities within the home.
