Lot 1 — General Building Repairs Lot 2 — Mechanical Repairs Lot 3 — Electrical Repairs Lot 4 — Asbestos Sampling, Surveying and Remedial Works Lot 5 — Drainage Inspection and Repairs Lot 11 — Electrical Compliance Services Lot 12 — Mechanical Compliance Services Lot 13 — Alarm and Security Systems Repairs and Maintenance Lot 14 — Water Hygiene Services Lot 15 — Lift Servicing, Repairs and Maintenance General building repairs. The service requires the Contractor to inspect, diagnose, report and carry out reactive repairs, replacement and renewals to the internal and external building fabric and structure, including walls, floors, cladding, ceilings, doors (excluding specialist doors), plasterwork, fixtures, fittings and finishing’s, carpentry and joinery, decoration, plastering, tiling, external paved and access areas, maintenance of grassed areas, trees and shrubs, external and internal steps/stairways, etc. Mechanical repairs. The service is the reactive maintenance of the mechanical installations, all types of mechanical equipment, whether portable or fixed in and on the affected property and repair or refurbishment of these installations where required. This may be identified during scheduled inspection or testing (by others) or identified during planned or reactive maintenance or identified when attending a reported fault. Electrical repairs. The service is the reactive and planned maintenance of the electrical installations, all types of electrical equipment, whether portable or fixed in and on the affected property and repair or refurbishment of these installations where required. This may be identified during scheduled inspection or testing (by others) or identified during planned or reactive maintenance or identified when attending a reported fault. Asbestos sampling, surveying and remedial works. The service is to provide all aspects of asbestos remedial works, surveying consultancy service including surveying and reporting, sampling and inspections within the client’s affected property. Drainage inspection and repairs. Investigating, reporting and providing advice, including costings, related to reactive and planned remedial works and replacement in a wide range of corporate property in various states of repair. All aspects of reactive repairs, replacement and renewal. To carry out maintenance on pumping stations, septic tanks, sewage treatment plant and oil separators. Electrical compliance services. The service is the periodic electrical inspection, testing and reporting of; fixed wiring systems and in-service inspection and testing of electrical equipment and of portable appliances in the Affected Property. Mechanical compliance services. The service is the periodic maintenance (planned preventative maintenance) inspection, testing including for compliance and reporting of; fixed building services (mechanical and plumbing and associated) systems and equipment in the client's affected property. Alarm and security systems repairs and maintenance. The service is the maintenance, repair, replacement and upgrading of alarm, protection and security systems, and the installation of additional alarm, protection and security systems. Water Hygiene Services. The service is water quality and risk assessment surveys. Water quality control measures and water quality monitoring. Lift servicing, repairs and maintenance. The service is the periodic inspection, servicing testing and resultant maintenance and reactive attendance/repair and maintenance of lift installations in the affected property.
