Broadstone campus consists of a series of buildings. It is a shared overall site between Dublin Bus and Bus Eireann. The primary function of the campus is as an operational bus maintenance depot for both companies. The site will remain live throughout the construction period. Bus Atha Cliath (BAC) are seeking to award a construction contract to a suitably qualified main contractor to construct the new Dublin Bus corporate Headquarters (HQ) and Training Centre. It is intended that the contract form will be a PW CF1 contract. There are two main buildings and some other areas may come into scope in adjacent buildings for refurbishment (to be further defined at tender issue stage). • Conversion of Furniture Stores and Unit Stores building into one office accommodation (Headquarters building) with a total floor area of ca. 4,100 m2 on ground and new mezzanine level. • Conversion of Training Centre to accommodate additional training facilities with a proposed additional floor area of 1,100 m2 on ground and new mezzanine level, in addition to the existing training centre area of 500m2 • There may be some other areas/ activities that fall within scope such as ensuring site IT continuity, and small areas of other building refurbishments to accommodate ancillary functions of the organisation, such as construction of archive rooms within adjacent structures. This could be approximately another ca. 400m2 of refurbished space It is currently envisaged that the amount of internal floor area to be refurbished within the scope is up to approximately 5,600m2. Planning permission has been granted by Dublin City Council. Fire Safety Certificate and Disability Access Certificates have also been granted. In brief the project consists of the following. HQ Building. This element consists of conversion on a 19th Century train maintenance building to form an office accommodation for BAC staff. This will entail a ground floor and mezzanine floor with a central double height atrium. This section of the building is referred to as the Furniture store. It is a dilapidated building at present. The proposal consists of a new zinc roof on original wrought iron and timber roof structure with cast iron columns and limestone and brick walls. In addition to this area, an adjacent building referred to as the Unit Stores will also be incorporated in to the BAC HQ building. The roof structure in the unit stores is slate with large timber trusses. Ground floor and mezzanine levels are also to be constructed in this area of the building. Training Centre A new training centre is to be constructed in a separate building to the BAC HQ. The training centre faces the BAC HQ / furniture store building across a courtyard. The training centre consists of conversion of the existing training centre to provide additional training rooms and workshop areas. This is also a 19th Century building. Phasing of the works will be required as some existing functions can only decant from their existing locations once the new refurbished areas are handed over. Drawings are attached to further describe the scope of the works. The site is a protected site, works to the building require the main contractor to demonstrate previous and suitable experience of works to historic and or protected 19th century structure of a similar type.
