Description

Redevelopment of former school site to provide a mixed development of 60 units, compromising of flats, homes with amenity areas, associated road and services. Overall Project Statement: The overall project comprises the construction of 60 dwellings together with plotworks and the usual infrastructure works on the site of the former primary school at Lochyside, Fort William. The overall project will be procured under 2Nr separate contracts which will be let to the single Contractor who provides the best total price\quality submission for the overall project i.e. the combined total of the 2Nr contracts. The price\quality basis will be 70\30. There are 5Nr separate sets of documents which together form the overall project tender documentation and these are: a) overall Project Statement (This document); b) contract Nr 1 Design and Build Contract Documentation; c) contract Nr 2 Traditional Contract; d) quality Document; e) CDM 2015 Pre-Contract Information. Contract Nr 1: Type: Design and Build based SBCC Contract. It should be noted that at this time it is anticipated that Planning Permission will be granted within 2 weeks of issue of the tender documents with Building Warrant approval being granted during the tendering stage. It is the intention that the existing Design Team is novated to the successful contractor. Client: Lochaber Housing Association. Scope: 29nr dwellings and associated plotworks. Contract Nr 2: Type: Traditionally based SBCC Contract with Bills of Quantities. Client: The Highland Council. Scope: 31nr dwellings and associated plotworks together with the complete infrastructure works for the whole project. Quality Document: This is a single document which applies to the overall project rather than the individual contracts. CDM 2015 Pre-Contract Information. This is a single set of documents which applies to the overall project rather than the individual contracts. The Highland Council have elected LHA as the Client in terms of CDM 2015 for the overall project. Post Contract: Both contracts will have identical contract periods and the successful contractor will be responsible for and have included in his tenders for all necessary programming and planning etc required to allow the single completion date to be achieved on both Contracts. Any Extension of Time granted on either of the contracts shall automatically result in the contract period for the other project being extended provided that the cause of any extension is on the critical path of the other contract.
