Involves the identification of sites, obtaining statutory consents and construction of properties to be owned by Clyde Valley Housing Assoication SITE IDENTIFICATION AND WORKS CONTRACT FOR NEW SUPPLY HOSUING Background Clyde Valley Housing Association (CVHA) was established in April 1996 and is a Registered Social Landlord. From its operational headquarters based in Motherwell, CVHA currently owns and manages circa 3,600 properties across North and South Lanarkshire and East Dunbartonshire Council. With the current new supply programme and funding this will increase to 4,600 properties. Since 1998 CVHA have invested in excess of 350,000,000 GBP in capital projects through the delivery of 112 separate build contracts. We have strong aspirations to increase our stock and are looking for developer / contractors that have sites identified, ideally under legal control or ownership and who could obtain all necessary consents then build out to completion Purpose of Notice The purpose of this notice is to identify future new supply sites or refurbishment opportunities and partners to deliver the build out within our areas of operation. CVHA will not determine the sites which are to be built out. After an initial assessment CVHA will use the returns from this process to submit information to the respective Councils for their Strategic Housing Investment Plan (SHIP) process. It is the intention of CVHA that if sites are included in the SHIP documents, Grant funding is made available and CVHA have the requisite private finance available, that a Design & Build contract would be entered into subject to the agreement of specification and final costs. All parties should be aware that even if a site is included within the SHIP document as a result of this process it is not guaranteed that CVHA will enter into a Design & Build Contract. It will be solely at the decision of CVHA to do so. You are asked to complete the tables below for any site that you would like to be considered. CVHA will initially assess the returns using the following criteria:- - Location of proposed site in relation to the relevant Councils’ strategic priorities; - Amenity of the proposed site(s); - The density of the proposed site(s); - Proposed property types and mix; - Planning Status of the proposed Site(s); - Statement regarding Site Investigation(s); - Statement regarding Scottish Water Capacity; - Local housing demand; and - Track record of the developer / contractor for delivering affordable new build properties
