Conservation and Refurbishment Works at Castleknock Gate Lodge, Phoenix Park, Dublin 15

Description

Conservation, repair, and re-roofing to the gate lodge. All works will preserve the fabric and finishes of the building, and be carried out in accordance with best practice in conservation/ refurbishment work. The main components of the work comprise: • Site set-up and protections; • Design, erection, maintenance, and certification of temporary scaffolding/working platforms; • Removal of the asbestos cement tile roof and disposal off-site (by specialist contractors from OPW's framework of approved Asbestos removal contractors), • Removal of the flat roof covering to the rear extension; • Temporary weathering and protection of existing roof/building during the works particularly during roofing; • Re-roofing works including lead rolled batten roof finish on breather membrane on boarding, insulation, works to gutters, valleys, abutments and parapets; also new arm roof system to rear extension; • replacement of the existing PVC windows with painted timber sliding sash windows, and reinstatement of one original rear window currently blocked up; • replacement of the PVC rear door with a painted timber door, and refurbishment of existing front timber door; • cleaning of the external ashlar granite stonework; • application of internal breathable insulation and dry-lining to interior of all external walls; • installation of internal breathable insulation to suspended ground floor; refurbishment of existing floorboards and skirting boards where possible and reinstatement of matching floorboards and skirting where missing, local tiled floor to kitchen and shower room; • removal of floor boards and floor joists to kitchen and installation of new reinforced concrete slab, as shown on drawings, with radon sump and all associated pipework; • removal of contemporary rubble stone fireplace surround and installation of a kitchen stove; • installation of new kitchen and utility, with bespoke storage units; • new sanitaryware and finishes to the existing ground floor bathroom; • all new re-decoration of walls, ceilings, joinery, and woodwork; • the installation of new mechanical systems including plumbed radiators and boiler, and re-use of basement room as plant room; • the installation new electrical systems including full re-wiring of lodge with lighting and fire detection system; • new connection to mains drainage on the Castleknock Road, outside the site/ ownership of the client • and sundry other minor works. • External works include the removal of the tarmac rear apron and replacement with a porous macadam surface, soakaway to engineers details, the removal of the aerial from the chimney, repairs of cracks in granite chimney, removal of external lighting and other redundant cabling, and sundry other minor works All responses must be submitted in a zipped file format.
