Affordable Housing Viability Assessment for the PCNPA LDP

The Pembrokeshire Coast National Park Authority (PCNPA) is preparing a replacement Local Development Plan 3 (LDP 3). The Authority seeks to appoint a suitably qualified consultant to prepare a viability assessment to support the housing policies in LDP 3, focussing on the financial viability of affordable housing and other section 106 obligations on residential development sites.The viability evidence should be presented in a Report of Financial Viability to inform the affordable housing policy formulation and key site allocation deliverability and must be suitable for submission as an LDP evidence base document for independent examination.Mae Awdurdod Parc Cenedlaethol Arfordir Penfro (APCAP) wrthi’n paratoi Cynllun Datblygu Lleol 3 newydd (CDLl 3). Mae’r Awdurdod am benodi ymgynghorydd sydd â chymwysterau addas i baratoi asesiad dichonoldeb i gefnogi’r polisïau tai yn CDLl 3, gan ganolbwyntio ar ddichonoldeb ariannol tai fforddiadwy a rhwymedigaethau adran 106 eraill ar safleoedd datblygu preswyl.Dylid cyflwyno’r dystiolaeth o ddichonoldeb mewn Adroddiad Dichonoldeb Ariannol er mwyn llywio’r gwaith o ffurfio’r polisi tai fforddiadwy a’r gallu i ddarparu dyraniadau ar safleoedd allweddol a rhaid iddo fod yn addas i’w gyflwyno fel dogfen sylfaen dystiolaeth y CDLl ar gyfer ei archwilio’n annibynnol.
