Located in the Fitzrovia Conservation Area, Ramsay Hall is located adjacent to the Grade II Indian YMCA. The project includes for the design, procurement, construction and handover of the completed building across a phased programme. The building is divided up into 4 separate named blocks referred to as London, Paris, New York and Rome which to some extent each occupy a frontage on one of the above streets. The accommodation blocks are arranged around a large central courtyard which also houses another separate accommodation block, Ian Baker House, constructed in 2008. The scope allows for a high-quality end product with the potential to be UCL’s flagship student accommodation building. This scope includes refurbishment of the existing asset, extension of Rome block and significant landscaping work to the central courtyard. The refurbishment and extension of Ramsay Hall has been considered by UCL since 2012, with significant progress made during 2014 and 2015, culminating in production of a RIBA Stage 3 report in Summer 2015. Planning consent was granted on 31.12.2015. The scope allows for a high-quality end product with the potential to be UCL’s flagship student accommodation building. This scope includes refurbishment of the existing asset, extension of Rome block and significant landscaping work to the central courtyard. Proposed Works: — refurbishment to the existing building, — extension of the Rome block, — significant landscaping work to the courtyard, — increase of 17 rooms from 471 to 488, — proposed square meterage: 12005 (uplift of 737 m2), — significant upgrade of building services and plant, — significant landscaping work to the courtyard, — internal remodelling of all levels, — installation of wet heating system in Rome block, — 2 storey glazed link between Paris/London/New York areas, — rome upward extension to accommodate extra rooms, — proposed to deliver the scheme over 3 phases allowing completion and occupation of London and Paris in 2019 and Rome and New York in 2020^, — proposed that all intrusive and disruptive works are complete by 2019.
